Project Content
This residential project is located in the Takhassusi area of Riyadh, along one of the city's well-known corridors. VARIO (Al-Mukhtalef) carried out the architectural design and prepared the engineering drawings for the project, which has a total area of 27,000 m², a built-up area of 28,000 m² and comprises 276 residential units. The design was developed using integrated solutions that consider planning efficiency and the quality of space distribution, creating a modern residential environment that meets residents' needs and enhances quality of life.
Large residential projects bring specific design challenges. With hundreds of units, small decisions are multiplied many times, so efficient planning has a direct effect on both cost and value. At the same time, residents expect comfort, privacy and good access to shared facilities, and the development must function smoothly as a community.
Key aspects addressed in the design of a project at this scale typically include:
- An overall site layout that organizes buildings, access roads, parking and open spaces.
- A range of unit types and sizes to suit different households.
- Efficient vertical circulation and well-located cores serving each block.
- Daylight, natural ventilation and views for as many units as possible.
- Shared spaces such as landscaped areas, play areas or amenities where included.
- Clear separation of vehicle and pedestrian movement for safety.
Engineering drawings for a project of 276 units require careful coordination. Structural, electrical, mechanical and plumbing systems must be integrated with the architecture consistently across many floors and blocks. Repetition can be an advantage: well-resolved typical details and standardized unit layouts make construction more efficient and quality easier to control.
Quality of space distribution matters as much as quantity. Well-proportioned rooms, practical kitchens and storage, and a sensible relationship between living and private areas make homes more comfortable and more attractive to buyers or tenants over the long term.
The Takhassusi residential project demonstrates the capability of VARIO (Al-Mukhtalef) to design large, multi-unit housing developments in Riyadh, producing coordinated drawings that support efficient construction and a high quality of life for residents.
