The Al-Narjis Townhouse project is a residential development in Al-Narjis District, one of the growing neighborhoods of northern Riyadh. VARIO (Al-Mukhtalef) carried out the architectural design and prepared the engineering drawings for the project, which covers an area of 21,866 m². The work focused on developing integrated design solutions that meet the project's requirements and achieve high efficiency in the use of space.
Townhouses occupy an important place in the housing market. They offer many of the qualities families value in a villa, such as private entrances, multiple levels and outdoor space, while using land more efficiently than detached homes. This makes them an attractive option for developers seeking to deliver quality housing at a density that suits the land value of established neighborhoods.
Designing a townhouse development involves decisions at two scales. At the site scale, the layout of rows, internal roads, parking and shared spaces determines how the community functions and how much of the land becomes saleable housing. At the unit scale, the internal layout must make the most of a relatively narrow footprint.
Typical design considerations include:
- Arrangement of units to maximize the number of homes while maintaining comfortable spacing.
- Privacy between neighboring units, including window placement and roof terraces.
- Efficient internal layouts with clear separation of family, guest and service areas.
- Daylight and ventilation through careful placement of openings and courtyards.
- Parking for each unit and safe internal streets.
- A coherent architectural character across the development.
Engineering drawings translate the architectural design into coordinated structural, electrical, mechanical and plumbing information. For a development with many repeated units, standardizing details where possible simplifies construction, improves quality control and helps manage cost.
The Al-Narjis Townhouse project demonstrates how VARIO (Al-Mukhtalef) combines architectural design with complete engineering documentation, giving developers a well-planned, efficient residential community ready for approval and construction.
