Structural Shell Handover Standards Updated for Construction Projects

The structural shell, known locally as the "skeleton" stage, is the foundation for everything that follows. Once finishing works begin, the frame is covered by plaster, tiles, ceilings and services, and any defects become difficult and costly to correct. Clear handover standards for shell works ensure that the structure is checked and accepted before the project moves on.

Dimensional Accuracy

Finishing trades depend on a structure built to the right dimensions and levels. Small deviations in the shell can multiply into problems with door frames, window openings, tiling and ceiling heights.

  • Column and wall positions checked against grid lines.
  • Verticality of columns and walls within acceptable tolerances.
  • Slab levels and flatness suitable for the planned floor finishes.
  • Openings for doors, windows, shafts and services at the correct size and location.
  • Stair dimensions, including riser heights and landing levels.

Concrete Quality and Reinforcement

The handover review brings together quality records from the construction stage and a visual inspection of the finished structure. Concrete test results are reviewed to confirm that specified strengths were achieved. Surfaces are inspected for defects such as honeycombing, exposed reinforcement, cracking or cold joints, and any areas requiring repair are recorded.

Reinforcement records, including pre-pour inspection approvals, confirm that elements were built according to the approved drawings. Where test results or visual signs raise questions, further investigation may be required before acceptance.

Closing Observations Before Finishing

All observations are documented with their location, description and required corrective action. Repairs should follow approved methods, and repaired areas are re-inspected before closure. Only when outstanding items are resolved, or formally agreed with a defined plan, should finishing works proceed in the affected areas.

Shell handover is also an opportunity to coordinate with MEP and finishing teams. Confirming that sleeves, embedded conduits and openings are in place reduces later chasing and coring, which can damage the structure.

A clear handover record protects the owner, the consultant and the contractor, and provides a reliable baseline for the rest of the project.

VARIO (Al-Mukhtalef) applies updated structural shell handover standards in its supervision and structural engineering work, verifying dimensional accuracy, concrete quality and reinforcement and closing observations before finishing works begin.
